Semi-Custom Homes, the Way to Avoid Expensive Cost Overruns Without Sacrificing Quality
The great thing about building a unique, custom home, built only once, and only for you, is just that, it is one of a kind and a lot of fun to build. The challenge is that many times there are expensive cost overruns that can make the experience less enjoyable if you don’t plan for them. Because a large custom home is so unique and so complex, not to mention there are a lot of options out there, cost overruns are common.
Up until this point, if someone doesn’t want to deal with the challenges that come with a full custom home, the only other option was to settle for a spec home. The price of this type of new home is typically lower per square foot, but you have very limited, if any selection input at all. Not to mention the quality of the products put into spec homes can be low, depending on the company that built the home. The great thing about a semi-custom home is that we have stock house plans that have a firm base price. We can then modify some of the interior walls for the same base price. Then we offer a menu of upgrades for you to choose from, such as large walk-in tile showers, fireplaces, 3rd car garage and more. These upgrades come with a price that we will guarantee so you don’t have to worry about the expensive cost overruns of a full custom home. Nor do you have to settle for the location that a spec home may be built in, we will build your new home on your lot, or we will help you find a lot. The trade off is that you have a few less finish options, but they are still high-quality products in popular styles and colors.

The exciting thing about our semi-custom home program is that we can help people build their new home and take away some of the limitations of spec homes. In the past I have been asked what stock plans that I have, and I would answer that we are a full custom builder and don’t really have any stock plans to speak of. I could see the disappointment in the face of my potential new client, and I would never hear from them again. I now believe that these folks were concerned about the pricing of a custom build but were not thrilled about the idea of building a cookie cutter type home. Now I know we can use our strengths that we have developed in the custom home business to offer the flexibility needed to help with a fantastic alternative to the cookie cutter spec home.
