How does a construction loan work?

A construction loan works like a line of credit. You get the loan for the construction of the home and draw from the loan as we build your home to pay for it as we go along. Construction loans are typically interest only and you only pay interest on the money that you draw out, so your payments start small and increase as the project gets closer to being done. Once your home is complete by the home builders Springfield MO, your construction loan gets converted to your permanent loan. Contact us with questions or if you need a lender referral.

What is the process of building a home?

First, we sit down together and talk about your specific needs in a home and determine whether we are going to build a custom home for you or a semi-custom home for you.

If we are going to build a semi-custom home as the top home builders Springfield MOs, we then determine which floor plan is best for you and your family and make any interior modifications that you will need to insure that it is the best fit. We will then make all of your finish selections with the exception of lighting, which is our only allowance item, and start construction. During construction we have 2 walkthroughs, one to select electric fixture and switch locations, and the other is when we are finished with construction for a final inspection and to explain how everything works in your new home. During construction, however, please walk through your home as often as you like, we just ask that you do it after work hours for your safety.

If we are building a custom home, we will then come up with a basic idea of your needs and wants in a home and take that to our drafter. Our drafter will then work with you and our team to make sure that the house that he designs is the perfect home for you and your family. Once we get your home designed we start construction. When building a custom home, and because each home is so unique, we work together with you through the entire process to make sure you are getting exactly what you want. The custom homes come with a premium price, but they are truly built to be your dream home and it is totally uniquely designed to suit your and your family’s needs. Like the semi-custom homes, at the end we will do a final inspection with you and show you how everything works in your home. Please contact us for more details.

How long will it take to build my home?

For our semi-custom homes, we can typically build the home in 8 to 10 months depending on the size of the home and the weather. For our custom homes, they take anywhere from 10 to 14 or more depending on the size and complexity of the home as well as the weather. It takes a lot longer to build a custom home because of the uniqueness of the home and the amount of collaboration between our team and our homeowners so that we are sure that we are building the home to our homeowners exact standards. What is the cost per square foot to build a home?

As a home builders Springfield MO, this is the toughest question to answer and it is one that we typically dread a little because it can vary so much but generally the cost per square foot is as follows. The cost per square foot to build a home depends on a few factors. Those are, finishes, size of garage and unheated portions of the home, location of your home site, hidden conditions such as rock that has to be broken, and cost instability and supply chain problems caused by the Covid pandemic. That being said, as of the time this was written, which was in November 2021, the heated square foot cost of a home tends to be anywhere from $150 to $220 per square foot depending on some of those factors. The other factor that comes into the price per square foot is the size of the home and how many levels the house has. Typically because the building envelope is smaller on a basement house or a two story house, things like the roofing and the foundation are a smaller part of the total cost. Likewise, the larger the house, the less of a percentage some of the fixed costs like the excavation are to the total price of the house, so the price per square foot if all finishes are the same, the larger house will be less expensive per square foot.
